What is your fee structure for your services?
Kindly contact us for a quote, as each individual inspection price is based on several factors. Our fees are based on the costs associated with providing our clients with the most thorough, comprehensive and informative inspection reports available. That includes employing the most knowledgeable and experienced inspectors for our team, who use cutting-edge technology and reporting software to give our clients the guidance they need regarding issues of safety and financial liability to help ensure that they are making the best decision possible. We also strive to provide the best of client care, appointment availability, and modern convenience you would expect from the premier home inspection company in the Chicagoland area.
Do I need to be at the inspection?
While you do not strictly HAVE to be at the inspection, we strongly encourage you to attend if at all possible. Our inspectors not only inspect the dwelling, we educate our clients. Also, we especially love working with first time home buyers, as we are able to teach them a great deal about the house and its maintenance during the inspection. You’ll want to know where the shut-offs are, how to care for your furnace and A/C, etc. We share all of that and more.
Do you offer any Discounts?
As a matter of fact, yes we do! We offer a guaranteed $35 discount off of EVERY full inspection for Military (active or retired), Police, Firefighters, Teachers and Seniors. However, you absolutely MUST bring proof of this status with you to the inspection for the discount to apply to you. Sorry, no exceptions.
What areas do you serve?
On Target Home Inspection serves all of Chicagoland and surrounding counties, including but not necessarily limited to: Cook, Dupage, Will, Kane, Kendall, and Grundy counties.
What types of payment do you accept?
Payments we accept are; cash or check onsite at the end of the inspection, as well as Venmo @ontarget. We have found that our clients’ favorite way to pay is through our secure online portal. A link to the payment portal is made available when you get your agreement, and when the report is sent out. Finally, payment must be made before the report can be accessed in all cases.
What if I have a question that I forgot to ask at the inspection?
No problem! Once an On Target client, always a client! You can contact us with any house-related questions for as long as you live in the home we inspected! We are in this together.
I found someone who said they will do the inspection cheaper. Why should I hire you?
While we try to stay competitive with our “competition,” our pricing reflects the quality of our work and the value that we offer. The short answer is… we find more defects than our competition. Period. We also offer one of the best reports around (and we are constantly improving). You can save 50 dollars on the other guy (for example), but it could cost you hundreds or thousands in the long run.

Are you Licensed and Insured?
Most assuredly, yes. We carry both General Liability and E &O insurance. Please note that this insurance is carried to protect both the property owner and our inspectors from damage/injury/unreasonable expectations. It does not ensure our clients against future conditions/defects. If that type of insurance is sought, the buyer should strongly consider a home warranty (ask your Realtor for recommendations).
What if, in spite of your best efforts, you goof up and miss something?
If something was genuinely missed during the inspection due to our inspectors failing to live up to our Standards of Practice, we will make it right. We reserve the right to inspect the alleged defect BEFORE repairs are made, to get our own estimates for repair (from professional contractors), and to get a signed release upon release of funds. Our purpose for existing is to serve you in the best way possible, and we will strive to do that in EVERY case.
You guys seem pretty great, is there anything you CAN’T do??
Though we make every effort to find every major defect, it should be noted that the inspection (as all home inspections) is visual and non-invasive. I know that Mike Holmes rips down the walls. Real home inspectors cannot. Our experience and technology allows us to see much without invasive measures, but we are not wizards.
We also can’t turn on gas or water valves that are off at the time of inspection. We don’t know why they are off (hidden leak, bad valve, etc), and doing so could cause severe damage to the property and poses a potential safety risk. We can’t do it, and please don’t ask.
What if I am dissatisfied in any way?
If, in spite of our best efforts, you are not completely satisfied with our service, please let us know right away and give us a chance to make it right. We take tremendous pride in what we do, and serving our clients is a huge part of that.
