Access should be arranged at the appointment time by either the Realtor or the seller
All attic entrances should be easily accessible.
ALL utilities should be on and functional
(Gas, Water, Electric)
All excess personal belongings should be removed from the house to allow access to walls, floors, outlets, windows, etc.
Sellers, when possible, should leave the premises during the time of inspection to help ensure their potential buyer is comfortable asking questions about the property.
Finally, ALL animals should be crated or (ideally) removed from the premise for the duration of the inspection.
